Things to do before you let your property

It’s important to create a homely environment around your property, creating a setting your tenants will want to enjoy for years to come. Consider if the tenancy will be furnished, part furnished or unfurnished and what items you want to leave in the property (bed/sofas etc.).

We recommend doing some of the following before hand:

  • Declutter and deep clean
  • Redecorate to make the property look and feel fresh
  • Make sure appliances in the property are working – replace if needed
  • Fix and repair fixtures and fittings
  • Ensure doors/windows have secure and modern locks

There are several levels of management to choose from, depending on how involved you want to be in the letting process. Fully Managed is our most requested service where our experienced management team will look after your property and any maintenance issues that may arise. We will take away the stress while you receive your monthly rental income. We carry out full referencing, which includes credit checks, previous landlord and employment references. We will also prepare the Tenancy Agreement Inventory Report.

Valuation

Accepting viewings from prospective tenants

We always accompany potential applicants to your property and can be flexible on day and time to suit you. We are happy to do one-to-one viewings with tenants or we can organise an open house to minimise disruption to you or any current occupants of the property.

Receiving and Accepting an offer

We pre-qualify all offers before putting them forward to you as the landlord. We will advise and help you make an informed decision on which offer you would like to go ahead with, based on the facts that we present. Once you are happy with an offer we will request a holding deposit from the tenant and conduct the full referencing and credit checks.

Moving Day

On the move-in date, the tenant will sign their contract, pay their security deposit and first month’s rent. You are now a landlord — congratulations!
